WHAT IS A MANUFACTURED HOME?

A manufactured home is built on a permanent chassis that can be used with or without a permanent foundation after connection to utilities.  The homes are constructed entirely in a factory with federal standards enforced by the Department of Housing and Urban Development (HUD). The federal agency regulates the home's design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality control.

The HUD code pre-empts local building codes relating to federal construction codes for manufactured homes.  In Pennsylvania, homes do not have to be inspected under the Uniform Construction Code, however, the installation of the home must be according to the UCC and must be performed by a certified installer.

Manufactured homes are delivered to the home site in 1, 2, or 3 sections.  Flooring, cabinetry, fixtures, appliances and plumbing have been installed at the factory.  If the home has multiple sections, the sections are joined at the site, with minimal finish work completed by an installer, such as the joining of carpet and connection of utilities.  Multi-section homes are available with floor space ranging from 1,200 square feet to over 2,400 square feet.  A manufactured home may be placed on private property or in a manufactured home community and with today's styling, they are often hard to distinguish from site-built housing.

PMHA is proud to have both HUD Code Home manufacturers and Modular Manufacturers as our members. We would be pleased to discuss each type with you and hopefully lead you to making the choice that is best for you and your family.
